IMPROVEMENTS
All off-site improvements are engineered by Great Basin Engineering of Layton, Utah, approved by Clinton City, and provided to the lot purchaser by the Developer. These improvements include sanitary sewer, pressurized irrigation water and culinary water lines with lateral services to each lot, sidewalks, curb, gutter, and asphalt street surface. These improvements are installed in the public roadways along with natural gas lines, telephone and electrical service lines to provide a full range of public utilities and services to each home site.
All roadways are dedicated to Clinton City as public rights of way and will be maintained by Clinton City. Clinton City will be responsible for plowing snow from the streets and will provide garbage collection service as well.
UTILITIES
Electricity, telephone, natural gas, sanitary sewer, culinary water and secondary water lines will be stubbed to each lot. Individuals and/or builders are responsible to pay applicable connection fees at time of home construction. Connections to water, sewer, and secondary water will be in accordance with Clinton City Standards. Questar Gas provides natural gas, Utah Power provides electricity, Qwest provides telephone service, and Weber Basin supplies secondary water. ARCHITECTURAL CONTROL
Clinton City zoning and building ordinances, together with the Clinton Homestead East, LLC Protective Covenants govern residential construction within the subdivision. All builders and prospective lot owners are strongly encouraged to review the covenants prior to purchasing a home site.
All house plans must be reviewed and approved by the Clinton Homestead East, LLC Architectural Control Committee prior to the commencement of construction.
